Improvements & Fixes
- We’ve made some updates to our extended coverage network, and will always evaluate service when you are starting showings for a new property. If we see low coverage in a particular area, we will disable the High Availability and Showdigs agent showing options. We’ll continue to recruit in that area to try to better support those showings in the future.
- We’ve added a new “Link to additional information” field in your listing. You can use this to include a link to additional documentation (ie a Google Doc with certain unit rules or specifications) when the current listing fields don’t meet your needs. This link will be shared with leads and agents.
- Our lead follow up flow has changed. When we receive a new inquiry, we’ll send an immediate message to the lead, asking them to schedule a tour (we’ve always done this). We’ll now send them a reminder 1 hour and 1 day afterwards if they still haven’t scheduled a tour. This is a more accelerated schedule than our previous cadence, but should lead to more scheduled tours.
- The “Get Directions” link that we provide leads now does a better job of opening Google Maps or Apple Maps on the appropriate devices.

“Cold” Leads
On the Leasing page, you will now see “cold” leads designated in the Recently Inquired column. This tag indicates that we have received an initial inquiry from the lead and have sent multiple messages asking them to schedule a tour, but they have not. We are no longer sending messages to this lead about this property, so we’re labelling them as “cold.”
While our automated messages were unsuccessful, these may be good leads to reach out to manually. Remember, they did initially inquire, they just weren’t responsive to our follow ups.

Improvements & Fixes
- We’ve added an additional tag for prospects that are suspected scammers and have been explicitly blocked in our system. These prospects will now have a “Scam Detected” badge to show why they never scheduled a tour (or why their tour was cancelled).

Taking steps to reduce fraud
We have just released a small set of features to help prevent scams. Those updates include the addition of a “beware of scams” warning during the scheduling process for self-showing tours and an improved ability to detect that the prospect is at your property when they are starting their self-showing tour.
